The Five W’S Of Real Estate Training

Tags: , , , ,

Who?

Who can and who should take the real estate training or course?

Practically anyone who wants to make a career in the property industry can choose to go for the training. If one feels that they can carve their niche in the property sector and have what it takes to excel in the profession, a good real estate course will be of crucial importance.

Amid the current financial recession when all industries appear to be toppling, property industry is still somewhat stable. Although there is an evident slowdown in the industry, yet it is growing. So the requirement for real estate professionals has not eroded and every property company needs a property professional. Today, when career opportunities in other professions show a great deal of saturation, the potential of real estate industry is slowly dawning upon people who are now taking up real estate training courses to enter this vast field of opportunities.

What?

What are the real estate training courses about?

Real estate of course! Every country of the world has its set real estate laws and ordinances. These laws may vary largely from country to country, and also from city to city within in a country. This is one reason why it is important for a real estate professional to not only become aware of, but also have a deep insight into his region’s property laws and regulations. The real estate training courses consist of a series of classes or lectures which cover anything and everything about real estate in your region. The courses are designed, handled and delivered by the area’s real estate experts with vast experience of the local property market. The most common things covered in the property training are the property laws governing your area’s real estate industry, your responsibilities as a real estate agent, and the types of real estate present in your zone of operation. The courses are also designed to hone your buying and selling skills as a property agent.

Where?

Where are the real estate training courses available?

Probably not far from you. These courses are gaining popularity around the world and many established property companies and agencies have taken this initiative. Not only established real estate companies, but also experienced property professionals have started educationg people about the property business and its ethics with a special focus on the latest real estate trends of their own region’s property industry. So it’s very probable that after a brief search, you’ll be able to find a property company, agency or individual offering this course near your house or somewhere else in your city. And if you don’t, there are numerous real estate training courses available online in which anyone can enroll with ease. All it takes is a little online search and you’ll come across innumerable options. Most people consider online course more convenient than the classroom study as you can study at your convenience without having to rush for taking classes. It saves you the time and hassle of the traditional classroom study. Many online universities and institutions have even started bachelor and master degree programs in real estate development and management.

When?

When can you enroll for the course? How long does it take to complete?

It depends on various factors. Your choice between online and classroom study, the mode of training, and the trainer’s discretion, all these factors come into play. The best way to find an answer to this question is to visit the trainer in person if it’s an offline (classroom) course, or to visit the website of the trainer if it’s an online course. The websites of educational institutions bear all the details of the courses they offer including the course objective, outline, duration, and choice. One trainer may offer more than one property training course at a time designed for different individuals as per their requirements, suitability and market exposure.

Why?

Why should you take this course?

Well, we’ve already discussed it in the 1st answer. One definite answer to this question is that the property market is still booming when the other industries appear to be falling down in the current financial recession. As the industry is expanding, there’s more and more room for real estate professionals in it. Taking a real estate training course can help you make a career in this booming sector and excel professionally.

How To Succeed In The Online Real Estate Market

Tags: , , , ,

A strong online presence is now essential for real estate professionals. It does not matter if you are a realtor or an investor, a homeowner or homebuyer; the Internet is steadily growing into the world’s largest real estate resource, with thousands of pages of listings, community information, photographs and multimedia tours. The Internet must be utilized if a real estate group wants to succeed in today’s market.

Two things have happened recently. The real estate market crashed and realtors got Web savvy. These events are not mutually exclusive. An online presence is a relatively affordable way for realtors to share their products and information with countless potential clients. It also allows them to take a proactive approach to their work while the market struggles.

It is one thing to merely transfer your current listings from print outlets to online outlets. Being online allows you to easily update and share your listings, but the real estate market is already crowded, and if you do not employ savvy techniques and rich, unique content, chances are that your properties will not have much more success than they did in print. Think of it in terms of the newspaper industry. Many major papers are struggling because they are not doing more with their content. They are not doing more for their readers. They are merely shifting their information from print to the Web. Successful newspapers — and successful real estate Web sites — are using the Web as an advantage, as a platform from which numerous ideas can take shape and redefine what it means to be informed.

Young, innovative companies run the most popular Web sites and blogs. They recognize the advantages and challenges of working online. They engage their readers with community forums and visually stimulating photographs. They collect information from outside contributors. They give advice and notify the public of investment opportunities. Most of all, they provide up-to-the-minute information that is relevant and interesting, useful and entertaining.

One of the most popular is Curbed. The site focuses on all things real estate, in New York and San Francisco, and provides readers with pages and pages of insightful content. Curbed has transformed the way users view real estate. It has turned the buying and selling, the deals and steals into enjoyable, opinionated information that is quickly consumed by a hungry market.

Apartment Therapy is another popular site. It strives to provide users with tips; advice and user-generated comments that will help to maximize what can be done with the usually confined space of apartment living. This site is at it’s most popular now, as the economy and people are looking for ways to do more with less.

Trulia is an aggregate site. It works with real estate professionals to offer the most comprehensive look at the entire United States market. Trulia offers articles and blogs, Q&A forums and maps, listings and updates from experts around the country. It is a destination site, giving readers a truly rewarding experience.

These are the newer Web sites. But what about the companies that have been around for a while? What about the real estate groups that worked for years to succeed and become trusted as the most knowledgeable professionals in the field? Well, they have to work just as hard to succeed online, often times reshaping their approach and technique.

The Real Estate Book, which has one of the largest distributions of any real estate group, has for years been available to the public in countless retail stores across the country. The American public grew to trust and rely on the Real Estate Book for its listings and realtors. It became synonymous with the real estate industry and those looking for property. When the market turned its focus online, the Real Estate Book built a formidable Web presence. Now it is offering a new product, a way for realtors to harness the Real Estate Book’s massive amount of listing information.

The product is actually a widget. A widget is a tool for your Web site. The widget increases your Web site’s functionality. The widget the Real Estate Book has developed allows real estate professionals to work together. They can download the widget, customize it so if fits their site’s feel and size, and then access the Real Estate Book’s listings. This allows every realtor, no matter the size of their operation, to offer their clients an easy and informative way to browse the Web for real estate listings. It is an advantage to both the Real Estate Book and the realtors that use it. It brings together information, offers it to more people, and improves the way listings are explored online. As a successful company must, the Real Estate Book has developed a new way for people to use their resources.

Michael Russell writes about a variety of subjects, including real estate, environmentalism and modern architecture. This article discusses how to succeed in the online real estate market and tools realtors can use to on their personal Web sites. For more information about the Real Estate Book’s new site tool, visit the Real Estate Book.

Real Estate Investing In a Down Market

Timing may be everything, but is now the right time to invest in real estate, given the steep declines seen in the housing marketing in recent months?  Some real estate investment professionals seem to think so.  In fact, the smart investors are buying, buying, buying properties right now.  Why?

“First, let’s define what we mean by “investing,” says real estate mentor and author Minh Pham, whose popular real estate seminars pack convention rooms with novice real estate investors eager to learn how to make money with real estate.  “Are you intending to be a knowledgeable, well-educated buyer of under-priced properties and stay in the real estate market for the long term in order to see excellent returns?  Or are you looking for a ‘get-rich-quick’ scheme?  If so, my real estate seminars are not for you.”

Pham explains that buying a cheap property in the hopes of immediately reselling for a lot more than you paid is speculating, not investing.   And speculating is as risky as buying a lottery ticket.  No credible real estate investment coach will teach you how to speculate, because there is no way to guarantee profits.

But that doesn’t mean you can’t start seeing profits in a fairly short space of time – you just need to know what you are doing.

Becoming a successful real estate investor involves getting educated, doing excellent research, and putting together a well-thought-out strategy.   This may seem like homework to some, but for those who have done it the financial rewards are more than making up for the time spent learning.

“Can you make money in real estate in a down economy?  Absolutely.  Can you do it without knowing what you are doing?  Absolutely not,” says Pham. “Worst case scenario, you could lose thousands of dollars and end up being very disillusioned, as many people are right now as a result of not really understanding what they were doing.  There are rules to any game, and if you don’t take the time the learn them you could lose your money.”

According to Pham and other real estate investing experts, in order to be successful it’s important to learn how to make money in both ‘up’ and ‘down’ markets. You need survival strategies for when the economy is bad, and know how to win in a competitive market when the economy is booming.   “Don’t fear the competition – embrace it,” advises Pham.  “If you see a lot of investors competing for deals, then know you’re not the only one that sees the potential for profit.  There are more than enough good deals to go around. At any given time there are hundreds of properties for sale in local market niches, enough for every savvy investor to make the profits they’re looking for.

Even in today’s uncertain climate, novice real-estate investors are making money, especially in smaller properties that are easy to acquire and manage.  Owning property that pays for itself is what it’s all about.  But how do you find those kinds of properties, and how do you recognize them when you do?  “Ah, you’ll have to come to one of my seminars,” grins Pham.

Minh Pham’s next real estate investing seminar will be held in Alexandria, VA on March 14th, 2009.  He will be giving away his real estate investing handbook, “Turnkey Profits Using Lease Purchase, Subject To’s and Other Creative Real Estate Investing Techniques” to seminar attendees.  To reserve a seat go to www.realestatementoring.eventbrite.com.
